Information for Owners Wishing to Rent or Potential Renters 

 

Are you a homeowner interested in renting or perhaps a prospective renter? 

Up to seven units may be non-owner occupied at any given time.  This total includes units that are either rented or occupied by immediate family members of the owner. 

Homeowners or prospective buyers should review our Guidelines for Non Owner Occupied Units.

Renters/Family Occupants are obligated to follow the same rules and regulations as Homeowners for trash, exterior decorations, parking, etc.  Renters are encouraged to review the documents available for download to understand the HOA's policies. 
 
Homeowners wanting to convert their home, or prospective buyers who are seeking to purchase a home for a family member to occupy should complete an application to designate that unit as "non owner occupied."


All prospective tenants must complete an application that is reviewed by the Board prior to confirmation of the rental.  This application is waived for immediate family members but not for any non-family roommates--see details in the Guidelines.  Renters must also sign a copy of the By-Laws for non owner occupants to show they have read and agreed to them.  

Some homeowners arrange the rentals themselves and others utilize property management services; either is acceptable.
Rental Applications must include a complete background check.  Currently the board accepts specific levels of reports from the following services:
  • My Rental:  You must select the PREMIUM Package or the Basic package with the ala carte add on of a credit report.  
  • RentPrep:  You must select the SmartMove Full Credit Report.  
  • Zillow:  You must provide both the credit and background reports.

If you have any question about which report from a service is accepted, please ask prior to submitting your information.
